The right asking price matters more than ever

The Spanish property market has changed significantly in recent years.

Property prices have risen, and buyers are often willing to pay the asking price—but only when that price is realistic.

An asking price that is too low costs you money.

An asking price that is too high usually costs you time.

In the worst-case scenario, a property remains on the market for months, the asking price has to be reduced several times and the property gradually loses its appeal to potential buyers.

That is why we never rely on guesswork.

For every property, we prepare a comprehensive valuation report based on actual sales, current market conditions and comparable properties in the same area.

Thanks to our experience in the region and our knowledge of mortgage lending and financing requirements, we don't just know what a property is worth—we understand what buyers are genuinely willing and financially able to pay.

More than just an estate agent

A property is not judged solely on its location, views or square metres. Buyers also consider its condition, possible renovation work and the costs they expect after purchase.

This is where misunderstandings often arise. An outdated bathroom or kitchen is quickly seen as an investment of €10,000 to €20,000 or more. A small hairline crack in the plaster may be interpreted as a possible structural defect. This regularly results in lower offers or unnecessary uncertainty during negotiations.

Because we are active not only in real estate but also in renovations and construction projects, we are able to assess these situations far better than many traditional estate agents.

We understand the actual cost of renovation work, which defects are genuinely important and which are largely cosmetic. When necessary, we can obtain realistic quotations or cost estimates immediately, allowing potential buyers to base their decisions on facts rather than assumptions.

This helps prevent unnecessary price reductions during negotiations and gives buyers greater confidence throughout the purchasing process.

Before your property even comes onto the market, we can also advise which improvements genuinely increase its marketability and which investments are unlikely to deliver a worthwhile return.

If legal or administrative issues need to be resolved before selling, we can often assist with those as well. This includes matters such as georeferencing, inheritances, regularisation procedures and other property-related issues that could delay a sale.

Full Purchase Assistance

2% excluding VAT – minimum €4,000 excluding VAT

For buyers who want complete guidance throughout the entire purchasing process.

We assist you from the initial property search through to completion at the notary's office.
Our service includes both practical and legal support.
This package includes:

  • Initial consultation and purchasing strategy
  • Property search assistance
  • Property selection
  • Video viewings
  • In-person viewings
  • Local representation
  • Negotiations
  • Legal due diligence
  • Verification of ownership, charges and restrictions
  • Verification of Cadastre and Land Registry records
  • Review of available urban planning documentation
  • Property inspection within our service area where relevant to the file
  • Comparison of the property's actual situation with the available documentation
  • Drafting, reviewing and negotiating contracts
  • Guidance through to completion at the notary
  • Translation and interpreting services in Dutch, English and Spanish
  • Coordination with the bank, notary, seller, estate agent and other parties
  • Assistance with mortgage applications

This package is intended for buyers who wish to have the entire purchase managed by one specialised team.

In practice, this level of service is required for:

  • Purchases involving mortgage financing
  • Cortijos and rural properties
  • Properties that are not correctly registered
  • Properties with extensions or legalisation issues
  • Purchases requiring extensive legal, technical or financial investigations before completion

To minimise risks and ensure a thorough assessment, these types of purchases are only accepted under our Full Purchase Assistance service.

This package includes the legal work normally carried out by a lawyer or legal adviser during a property purchase, supplemented by guidance through to completion at the notary, document translations and interpreting services in Dutch, English and Spanish. Other languages are available upon request.

This package includes:

  • Legal due diligence
  • Verification of ownership and legal authority to sell
  • Verification of mortgages, charges and attachments
  • Verification of Cadastre and Land Registry records
  • Review of available urban planning documentation
  • Legal risk assessment
  • Drafting, reviewing and negotiating contracts
  • Guidance through to completion at the notary
  • Document translations
  • Interpreting services throughout the purchase process
  • Coordination with the seller, estate agent, notary and other parties

Local presence makes the difference

Documents do not always tell the whole story. Within our service area, we can usually arrange to visit the property ourselves. This allows us not only to review the documentation but also to verify whether the property's actual situation matches the information recorded in the Cadastre, the Land Registry and other available documentation. This frequently provides valuable insights, particularly for older properties, rural homes and cortijos—information that cannot always be identified from paperwork alone.

Many lawyers work solely from the documents they receive. Because we are locally based and know the region well, we combine legal due diligence with practical on-site verification.

Purchase Support

1% excluding VAT – minimum €2,500 excluding VAT

For buyers who already have their own lawyer or legal adviser but require local representation throughout the purchasing process.

This package is particularly suitable for buyers who do not permanently live in Spain or who wish to purchase remotely.
We can assist with:

  • Purchase strategy

  • Property viewings on behalf of the buyer

  • Communication with estate agents and sellers
  • Follow-up throughout the purchasing process

We have successfully managed numerous property purchases entirely remotely, with buyers travelling to Spain only for completion at the notary—or even purchasing through a power of attorney.
