Property Management
You have found your property on the Costa Tropical and want to offer it for short- or long-term rental.
We can serve you in both cases, as long as the property meets the habitability requirements and, in the case of short-term rentals, the specific zoning plan of the municipality. This allows you to apply for a tourist licence. In some cases, the property must have a Licencia de Ocupación (or similar). In that case, we can engage a local architect to take care of this.
Short-term rentals
The law changed slightly in February 2024, relaxing some requirements and tightening others. If you want to rent out your property for the short term, we will first check whether this is possible. If it is, we will carry out a letting check, making sure the property is ready to be let. This includes sufficient towels, bedding and other requirements set by law for tourist properties. We then create an account on booking platforms and manage all reservations.
Rental check: 400,- excl. materials
Management: 20% excl. cleaning costs 15,- per hour
Long-term rental
No license is required for long-term rentals. However, the property must be habitable and in good condition. We can find suitable tenants and collect the rent, or also act as a point of contact for the tenants in case of problems, such as a leaking pipe requiring the intervention of a plumber or the insurance company.
Finding adequate renters: one month rental fee.
Light management: 4% management fee on total invoiced rent
Full management: 6% management fee over the total billed rent, excluding materials, labour, etc.
